IGBC vs LEED vs GRIHA:
Which Certification for Your Kerala Project?

Kerala is one of India's most progressive states when it comes to sustainable architecture. Across Kochi, Trivandrum, Thrissur, Kozhikode, and Kottayam, green building certifications are increasingly becoming the baseline expectation for institutional clients, commercial developers, and government projects - not just a premium differentiator.

But which certification system is right for your project? IGBC, LEED, and GRIHA each have distinct frameworks, credit structures, and suitability profiles. This guide breaks them down for architects and developers working across Kerala.

IGBC - Indian Green Building Council

The Indian Green Building Council (IGBC) is the most widely adopted green building certification framework in India - and the most accessible for projects across Kerala. Developed by the Confederation of Indian Industry (CII), IGBC offers rating systems for a wide range of building types including new construction, existing buildings, homes, factories, townships, and campuses.

IGBC Rating Levels

  • Certified - 40-49 points
  • Silver - 50-59 points
  • Gold - 60-74 points
  • Platinum - 75+ points

Best Suited For

IGBC is the most appropriate framework for most commercial, residential, institutional, and mixed-use projects across Kerala. Its credit categories - Site Sustainability, Water Efficiency, Energy & Atmosphere, Materials & Resources, Indoor Environmental Quality, and Innovation - are well-suited to the Indian construction context and are directly applicable to projects across all five of our Kerala locations.

"For most Kerala projects, IGBC is the most practical and cost-effective path to green certification - with a well-supported regional network and experienced consultants across South India."

LEED - Leadership in Energy and Environmental Design

LEED, administered by the US Green Building Council (USGBC), is the world's most widely recognised green building certification framework - adopted in over 170 countries. In India, LEED is particularly prevalent in IT parks, corporate campuses, and multinational-occupied commercial buildings where international credibility is a requirement.

LEED Rating Levels

  • Certified - 40-49 points
  • Silver - 50-59 points
  • Gold - 60-79 points
  • Platinum - 80+ points

Best Suited For

LEED is the preferred choice for corporate campuses, IT parks, multinational-occupied commercial buildings, and luxury developments where international recognition and brand credibility matter. For Kerala projects in Kochi's commercial district and Trivandrum's IT corridor, LEED certification commands a premium market positioning that IGBC, while highly respected locally, does not yet match globally.

Materials Requirements Under LEED

LEED's Materials & Resources credit category is rigorous. Key material-related credits include sourcing of raw materials, Environmental Product Declarations (EPDs), Material Ingredient Reporting, and Construction & Demolition Waste Management. Structa Global supplies materials with the documentation required for all relevant LEED materials credits - including EPDs, Declare labels, and manufacturer ingredient transparency disclosures.

GRIHA - Green Rating for Integrated Habitat Assessment

GRIHA is India's national green building rating system, developed by TERI (The Energy and Resources Institute) and endorsed by the Government of India's Ministry of New and Renewable Energy. It is the mandatory standard for all central government buildings in India.

GRIHA Rating Levels

  • 1 Star - 25-39 points
  • 2 Star - 40-49 points
  • 3 Star - 50-59 points
  • 4 Star - 60-74 points
  • 5 Star - 75+ points

Best Suited For

GRIHA is the preferred or mandatory choice for all government and public sector projects across Kerala - including institutional buildings, government offices, hospitals, schools and universities. For private developers working on government-tenanted buildings or public-private partnership projects across Kochi, Trivandrum, Thrissur, Kozhikode and Kottayam, GRIHA is the most relevant framework.

How to Choose: A Simple Decision Framework

Based on our experience supplying green building materials across Kerala, here's our recommended decision framework:

  • Government or public sector project → GRIHA (mandatory for central government; increasingly required for state government)
  • Multinational corporate, IT park, or international developer → LEED (international credibility and recognition)
  • Commercial, residential, hospitality, or institutional (private sector) → IGBC (most practical, cost-effective, and well-supported in the Kerala market)
  • Large mixed-use or campus development → Consider dual certification (IGBC + LEED) for maximum market positioning

Structa Global supplies materials certified for all three frameworks - and our sustainability team can advise on which products contribute to the specific credits your project is targeting. Contact us at [email protected] or call +91 99471 06111.
